Once Planning Permission has been granted for a project the next step is to get Building Regulations approval.
The Building Regulations are a set of minimum
specification guidelines produced by the Government under
the Building Act 1984.
By law all building projects must comply with these
regulations and are inspected during the construction process
by a
duly appointed Building Inspector, usually from the local
authority.
The easiest method to ensure compliance
with Building Regulations is to produce a set of working
drawings (also
known as a “full-plans” ) which comprises a
set of detailed construction drawings, an associated specification
of works and any calculations required (e.g. structural
or thermal performance calculations) which is submitted
to the Local Authority for approval prior to commencement
of construction on-site.
These documents are then used
by the contractor(s) performing the building works to
ensure construction is completed
in accordance with Building Regulations, manufacturers’ recommendations
and standard codes of practice.
