Our Approach
We work closely with our clients, paying attention to their own individual requirements in order to produce a design which will at the very least meet their expectations and hopefully surpass them! We are also pragmatic and by combining our construction skills and experience we are careful to produce structures which are straightforward to construct and maintain as well as being within a realistic budget. Where complex situations arise we will offer a number of alternative ideas or scheme for our client's consideration.

Our initial consultation meeting is free of charge, once engaged we then carry out a survey of the property and present a draft proposal for our client's consideration.

Our Planning Permission Design package
A comprehensive design package is offered to provide everything needed to submit a planning application to the local authority. A full planning permission submission usually comprises the following drawings produced using our Computer-Aided Design (CAD) systems:
Existing plans and elevations
Proposed plans and elevations
Site and Block plans
Design & Access Statement (where applicable)
 


Additional documents and drawings from partner professionals including flood risk assessments, site surveys, aboricultural reports, ecological surveys and others may be required which will be charged separately when/if applicable.

In addition, all relevant forms are duly completed on your behalf to accompany the application.

3D CAD models to give a photorealistic impression of a design or development can be produced where required at additional cost.

Some smaller projects do not need Planning Permission and may be allowable as Permitted Development. You will however still need to have plans drawn up to get approved by the Local Planning Authority as permissible under the terms of Permitted Development by applying for a Certificate of Lawful Development.

Upon successfully gaining Planning Permission or a Certificate of Lawful Development the next step is to get Building Regulations approval for the project before work can commence on-site.
